Frequently asked questions

How do I calculate gross rental yield?

Gross yield = annual rent / purchase price × 100. A studio bought for €150,000 and let for €650 a month earns €7,800 a year: 5.2% gross.

And net rental yield?

Net yield = (annual rent − non-recoverable charges − property tax − insurance − management − upkeep) / (price + notary fees + works) × 100. It is usually 1 to 2 points below the gross yield.

What is a good rental yield in France?

It depends on the city: where prices per m² are high, gross yields are usually lower. Always compare with the commune’s price per m², rental demand and the risk of vacancy.
