Frequently asked questions
How is a French mortgage payment calculated?
Payment = loan × r / (1 − (1 + r)^−n), where r is the annual rate divided by 12 and n the number of months. Borrower insurance comes on top. Example: €200,000 over 20 years at 3.27% gives €1,136 a month before insurance.

Yes, many French banks lend to non-residents, usually with a larger deposit (often 20–30%) and proof of income. The 35% debt-to-income rule applies to all borrowers.
What is the maximum term?
French lending rules cap the term at 25 years (27 years with a deferral for a new build), and the payment, insurance included, at 35% of net income.
